A good article from ClickTalez about creating longtail keyword copy that makes sales rather than emphasizes giving away free information.  There is a time and balance for both in online marketing and if you always advertise free, you are running from push sales.  A balance of push and pull should be in all of your online marketing efforts in order to grow your revenue and not become a philanthropist in the process.
 
Terry explains how to balance out your keywords by defining and giving examples between commercal longtail keywords and informational longtail keywords. She also provides the use and relevance of both.
 
In this post there is a gem in the comments section where a commentor recommends using a free tool for keyword research thats sits alongside your blog editing screen by Wordtracker called SEO blogger. 
 
The tool will help you to define your commercial and informational longtail keywords as you edit your blog post.  Very cool.

  • Offer a link with keyword anchor text at top of post and body of post to guest blogger's website.
  • Give stats on number of blog subscribers and newsletter subscribers.
  • Post bio and photo of guest blogger.

An article on BNet from Geoffrey James about online sales tools to help sales professionals.  The entire article is extremely useful and cleverly organized.  The list is broken down into what each tool does, how it helps you sell, if it has any drawbacks,
why it's free (really clever section IMO), the name of the vendor, and where to get it. Very nicely done.
 
Of all ten tools noted in the article I found these three to be especially useful for real estate professionals:
 
  • Xobni- A  plug-in for Microsoft Outlookthat displays a live stream of social information about your contacts inside Outlook 2003, 2007 and 2010 by pulling information, including photos, from the web, LinkedIn, Facebook, Hoovers, Twitter, and Salesforce.
  • The Ultimate Cold Calling Tool from BNet- Categories of objections that you can click open and use one of the responses in your cold calls. They also have The Ultimate Prospect Qualification Tool.  Nice two-fer for real estate professionals.
  • DemandBase-Desktop widget that lets you know what businesses are visiting your website, what search terms they use to find your site, and which pages they visit.
 
These sales tools should pack some power to your sales calls and marketing efforts to help rev up your effectiveness and seal your deals.

An article from Dr. Ralph Wilson of Web Marketing Today that gives really simple steps to a good link strategy using your blog readers and email marketing database.  The article gives good concrete steps to follow and emphasizes that there is no magic formula, these steps involve dedication and hard work.  The article also includes a real life example of a successful campaign and emphasizes the need to ask your readers for a social bookmark by creating a call to action in your email newsletters and website landing pages.
 
These links back to your online newsletter and landing pages will help increase not only your link popularity but get your voice spread virally among your subscribers friends creating additional opportunity to increase your database. 

 

 
 
Integrate SMS and Social Marketing

A post on the MarketingSherpa Blog from Adam Sutton discussing the importance of considering multiple channels to reach customers to grow your database.  The article discusses the fact that social and mobile marketing are effective when they are coupled with email marketing.  As stand alone efforts SMS and social maketing are currently less effective than email marketing. 

 
If you think about the stand alone rule for offline marketing, for example running a mailing campaign like postcards, where you need at least eight impressions before the customer recognizes the brand it makes sense that adding multiple online channels to your marketing campaign would increase the effectiveness. 
 
It also makes sense that while some prospects might not immediately sign up for your SMS, a prompt on a Facebook fan page and an email campaign outlining the value and he WIIFM if they take the action might prompt them to do so.

order to build your contact database.  The article breaks down persuasive content into
three categories:  logical content, credible content, and emotional content and cites general
examples of what type of content satisfies these categories.  After reading the article I would
keep a cheat sheet handy that outlines each category and a brief summary of what it means. 
When you write your blog posts start marking them Logical, Credible, and Emotional.  Keep a
notice of which type of posts you lean more heavily toward.

If most of your posts, for example, lean toward the emotional category and you are blogging
for business, you need to revisit your blogging strategy and mix in more posts under the
categories of logical and credible to draw business.  If none of your blog posts have an
emotional bent, you need to create a strategy to create blog content that has an emotional value
so new readers and subscribers can connect with you.

Balancing your content is a winning real estate marketing strategy.

you focused and manage how you spend your time online.  One plug-In noted is

if you don't track, monitor and stay disciplined with your activities.

These two plug-ins help you get the job done online by cutting out any wandering you may have

            A blog post from Dan Zarella that breaks down eight tactics you can use to help make your
            online marketing campaigns spread virally.  Zarella is known as a viral marketing scientist and
            the tactics explained are done so in an analytical fashion.  The post is worth your time and if you
            like crunching historical marketing with a new media twist it will be worth your read.  Some take
            aways include:

            Twitter proves this to be true.

         Sociable- Adds links to social networking sites to consumers can share your content online.
         Related Content- Displays posts that are contextually related to your blog post.
          MoFuse- Creates a mobile friendly version of your blog.

      
       There are many plug-ins for Wordpress so it's nice when a simple blog post can make the cream

       rise to the top.

  • YouTube Basics for SEO
 
 
         A blog post from Wil Reynolds of SEER Interactive with excellent video marketing tips. 
         The full post is power packed with some easy how to's and ah ha moments.  Some great
         take aways include:

1. Put your URL as the first part of the description for every video you post.
2. Thank webmasters/bloggers who embed your video and ask for feedback and a link to your website.
3. Post your videos and a text description on your website not just YouTube.

This is a really easy to follow SEO post and well worth the entire read.  Reynolds not only explains
the how but the why in practical terms that are more real people speak then tech speak.

  2. Daftdoggy.com- Daft Doggy might be a good tool to use to see how your clients are browsing for listings online and how you can help them. I know my mom often shares with me her real estate website searches, where she is searching, what she is finding, and what is lacking.  Why not track the same things for your clients to help give them a better home buying experience.
  3. Zoho.com- For the individual professional zoho has apps from doc managers to collaboration and oh yeah, mobile access.
  4. Switch Audio Converter Software-If you record a note to yourself on your blackberry, you can use this software to convert it into a MP3. Awesome.Why would you do this? For mobile podcasting I would use Utterli, but if I were on the go and wanted to record a private message for someone to hear or for my online journal- so I didn't want it to show up in a public timeline....ta da....Easy Breezy.
  5. Backpackkit.com- Manage your documents, discussions, schedules, checklists in one place and share with your team.
  6. Archive.org-If you are looking for old copy or layout that you had on your website but did not save, try searching on the wayback machine.... a trip thru internet time.  I have used this tool for years and it has come in handy for soooo many things.
  7. 2D or not 2D that is the bar code question- I would love to see 2D bar codes used in the house hunting process.
  8. Dailylit.com- How cool is this? Time Management for reading. Subscribe for free and get installments of books sent to you by email or EVEN BETTER RSS Feed.
  9. Picapp.com-  Free images for your blog.
  10. Bubbletweet.com- Add video messages to your tweets.
  11. Digsby- Manage your social networks, email, and chat.
  12. Dropsend-  Send large files from your desktop.
  13. Urlfanx.com-This site shows how popular websites are in the blogosphere in Real Time. Awesome. Check out your site, the sites you enjoy visiting, and your competitors.
  14. Docstoc-Real Estate peeps I would upload my documents to this site....good PR and has a very visible real estate category on the homepage.
  15. Topseos.com- Identifies, categorizes and ranks top seo companies. Great presentation and resource.
  16. Metroblogging- City specific blogs worldwide; This could be part of your hyperlocal marketing strategy.
  17. Prezi- Online Presentation Tool.

Chris Harrison- Internet Map- Beautiful internet maps showing how connected we truly are....u know, these might make a nice edition if you are tech savvy in your listing presentations- Sometimes Seeing IS Believing.  Email the creator if you do this for permissions....make sure to give appropriate credits as well.
  5. Web For Design Patterns:  Sign-up Forms- An article from 2008 that I shared in 2009. Very relevant if you are strategically planning your website.
  6. World's Best Presentation Contest 2009 from Adobe and Slideshare- See what makes up a winning presentation and incorporate the winning elements into your presentations.
  7. Guide to Single Serving Websites- Solid article. Real Estate professionals read this and think about your open houses, buyer's seminars, micro-niche markets.

A blog post from Alyssa Gregory, owner of a full time virutal assistance firm, about where to find the best sites to create and distribute your press releases.  Make sure not to miss the comments to this blog post because in them you will pick up some additional resources and tips for sending press releases.
 
Press releases are an important part of marketing and if you haven't already started adding them into your repetoire it's time to begin.  For more on this topic I recommend reading the New Rules of Marketing and PR by David Meersman Scott. The information about creating a media room on your website is invaluable.

The summary is worth the read and provides valuable insights to help you plan your social media marketing strategy.  Some significant observations noted in the report include:

An article from Nick Usborn on Web Today on simple but proven sales strategies and triggers.  Three important take-aways are:

Organize

I am a fan of any application that reduces the noise on Twitter and increases the productivity.  About six months ago I swtiched from Tweetdeck to Hootsuite and haven't looked back.  Hootsuite is my CRM for Twitter. 

DeClutter
At the end of each week I use Twitter Karma to help me follow and unfollow in bulk and clean up my Twitter account.  This one tool saves me hours of time.  It's like hiring a housekeeper to scrub the bathroom, clean the kitchen, and scrub the walls and ceilings.  You will be left with a mere 15-30 minutes of work after Twitter Karma gets its job done.

Google may just change your title tags to be more relevant in search results to users.  Nick Stamoulis reviews thetitle tag topic in his blog post with the
official video from Matt Cutts of Google explaining snippets and title tags.

The video is only about 3 minutes long and well worth the viewing.

Also take note of a comment from Chris McElroy on this blog post which gives good advice on how to maximize your effectiveness (relevance) of title tags so they aren't changed.

Video blogging can be intimidating even for people who are used to being in front of an audience or meeting clients in person on a regular basis. 

A blog post from Garin Kilpatrick of Blogging Tips on some simple and useful tips for vlogging. At the end of the post there is a useful video from Scobelizer with some more vlogging tips.

Videos are becoming increasingly important in online marketing and are getting high SERP rankings as well as the basic fact that people like to go online and view videos. 

In relation to vlogging, I found a cool little gadget in the December edition of Rachel Ray's magazine.  It's called YooStar and it let's you put your moving image into movies and t.v. shows.  It has a tripod, a small camera and a portable green screen to allow you to film and then add your image.

Very cool and it's under $200.

Talk about your real estate inventory clearance by getting out of the house and getting your meet and greet on (fondly referred to as belly to belly).  Advertise in your local paper IF IT MAKES sense and the readership is still there.

  • Focus on quality over list size.
  • Test something every time- like deployment date/time, subject line, offers

  • Be prepared for email devices and social media.

There are a total of 25 tips and each tip gives solid examples and how to's.  It's a solid no fluff guide for email marketing and a good read for any real estate professional who sends email campaigns and newsletters.

Watch this Barclaycard Waterslide Ad Campaign that aired and keep in mind that Barclay Card is a financial Services Company.


Along with the video there was an interactive multimedia application that allowed people to play a "water game".  The Iphone app for the Barclaycard Waterslide Game in July of 2009 was the #1 free app. in 57 countries.



The results discussed in Eyeblaster's Case Study:  BarclayCard Challenges Finanacial  Advertising Conventions were: 

  1. 13.7 million impressions
  2. 4.6 million unique users
  3. Total interaction rate was 58%.

All that traffic from a K.I.S.S. Concept of fun in the form of a silly water slide and a water game.

 

  • The EConsultancy's Innovation Awards 200:  The Winners

       An awesome round up of the who, what and why of EConsultancy's 2009 Innovation Awards winners.

       I have picked a few of the worthy winners that stood out in categories that I felt relevant to real estate:

1.  Innovation in Affiliate Marketing- EBay Partner Network-rewards affiliates based on number of transactions and length of customer's value.

In other words: Click to-transaction to-repeat transaction. Good study for any real estate professional considering advertisers on their blog/website.

2.  Innovation in ECommerce-Glasses Direct- Has an Augmented Reality Video Mirror that allows customers to "try on eyeglasses" with views from different angles. 

I can't wait for the day that this type of app. creeps into the real estate industry and moves virtual tours to a different level allowing prospective home buyers to walk thru houses as they are and truly get a feel before they go out in the field.  This type of app. could save a lot of time and heartache but the key would also be to enable the buyer to walk the neighborhood, similar to roving about with Google Earth.

3Innovation in Lead Generation Online- Eurpoean Directories and Skype- Online search conversion into phone calls with tracking.  This is a real measure for the ROI of online marketing and where it's moving to and in fact some of these systems have been around for awhile.

 

  • Official Google Blog:  Relevance Meets the Real Time Web

Google's official announcement of launching real time search to Google's SERP and their partnerships with Facebook, MySpace, FriendFeed, Jaiku, and Identi.ca.  Twitter had been announced earlier.

These are just a few of the checklist of considerations this video breaks down for solopreuners and business owners who want a solid online offering.

This is not without concern from the online webmaster and SEO communities who are concerned that social media may be dwarfing the static web and the credibility of information may become even more watered down in the process.

This type of search itself is a disruption to the older search methods but emphasizes the importance of getting your brand disbursed in many places online and creating full profiles and syndicating your blog to those profiles. It also further emphasizes and re-defines the importance of a content powered strategy.  Content is text, audio, video, micro blogging and conversations across platforms on the worldwide web.

An article from Marketing Sherpa that discusses how a cruise agency integrates their email marketing and website offerings to consumers to create a winning proposition for their sales agents.  There are noticeable similarities between this cruise agency's marketing campaign and a real estate franchise/company's marketing campaign and a few noticeable improvements that could be integrated into a real estate company/franchise's marketing campaign. 

The article reviews the cruise agency's 5 step strategy,
  1. Customize website on the fly
  2. Send customized emails from sales agents
  3. Automatically route leads to sales agents
  4. Use internal emails to notify agents of leads actions
  5. Send automated follow-up email to solicit trip reviews

This article is well worth the read.  I found items #4 and 5 of particular interest.  Reviews are particularly important to future prospects and customers and to tweaking and fine tuning your sales and service process.

I learned about this tool from ReadWriteWeb's Top 10 Consumer Web Apps of 2009.  It's free and simple.  Sign up, connect with your social circle via Facebook
       
Connect, and choose which topics you are willing to answer questions about.  This tool will find people to route your question to and you receive any answers directly in your inbox. According to ReadWriteWeb's blog post the website has a 85% response rate. 

I signed up this morning.  Answered one question and asked a question to which I received two answers to in 3-5 minutes.

An article from Bryan Eisenberg of Website Magazine with good copy writing tips for writing online.  A few of these tips include,
  • Kill the jargon,fluff and hype.
  • Speak to customers in an authentic, human voice.

        A blog post from Tim Nash on Web Marketing Today about how to optimize landing pages.  Each set of
        tips is broken into three categories,
  1. Less is More
  2. Personalize It
  3. Test the Offer

I really liked this tip under test the offer, "Repetition of the call-to-action in multiple screen locations and formats". 

In fact, I think these categories- Less, Personal, Test, could be applied to many types of actions in online marketing when you break it down simply.

  • 2009 Online Holiday Shopping Trends: Interview with ComScore's Andrew Lipsman
Similar to the growth of online consumers shopping for real estate, business for online retail has increased. Online retailers have helped to keep revenue for from falling further in the negative as there has been a "20% growth rate in new buyers to the channel."
 
What I found extremely interesting in this article was this comment, "...Amazon is...becoming [consumers] first search engine when they know they're in the purchase funnel."
 
If you think about search this is fascinating.  Now we have people using all these different forms of search- Twitter for real time and Amazon as a "niche" shopping search engine or purchasing decision engine. It really makes you think about marketing and how people are finding brands to purchase from and emphasizes that search goes beyond Google.
 
Good real estate marketing should move beyond Google.

        A timely blog post from Geoffrey James of BNet that recites 7 buying rules he shares from a                
        a professional buyer.  I especially agree with the following two laws,
  1. LAW #2. DON’T hire a vendor just because they’ve helped you in the past.
  2. LAW #3. DON’T hire a vendor just because you’re impressed by their CEO.
 
As you create/finish your real estate marketing budget for 2010 here are six tips to keep your business finances lean and mean.


  •  Research Shows How Much We Love A Blame Storm
 
         A blog post from DirkTheCow on the Social Media Today Network about the "blame game"
         bandwagon and how to circumvent this behavior.  A few worthy tips to take away include: 

  1. Learning from your mistakes- "embrace failures and mistakes as something to move on from"
  2. Positive affirmation- "people who affirmed their ’self-worth’, were less likely to point fingers."

Keeping the end goal in sight instead of ripping into another professionals' goals and efforts will only help you reach your goal more easily and maintain a level of integrity.  Biting your tongue and walking away with your fingers off your keyboard helps too. 
I know.  I practice it regularly.

         to follow points to help keep bloggers block at bay, but I would have liked it anyway for the beginning
         description of a blogger,
"Publishing this text in a blog gives you a sense of accomplishment.  And having a permanence of legacy gives you a taste of eternity". 
 
In my seminars I say something similar, "When you blog you now have a brand that is archived on the Internet and will remain part of your legacy" and even professionals who don't blog yet get that.
I often see their heads nodding up and down as they take notes.
          The way that Nicole says it gives it a more poetic justice.  Well said.

        forums that resulted in a 83% CTR (Click-Thru-Rate) and an increase in sales.  The article outlines and
        details the following six steps of the campaign,

  2. Build landing pages to accept requests
  3. Identify appropriate forums
  4. Write customized post content
  5. Post content to forums
 
Important take away- Get involved where consumers are active.  Question and Answer websites and forum are fertile ground for marketing campaigns and new business.
